With the open, airy build-out of 6

floor offices in a premier DC location, Manatt Phelps & Phillips
now has quarters that emulate its brand. The offices feature
glass-enclosed conferences rooms and operable partition
systems for functionality, stone flooring from Italy and a
custom millwork wall in the reception area and decoustic
ceilings throughout. Transwall system glass office fronts
maximize visual transparency and natural light throughout
the space. An array of meeting and conference rooms offer
full video conferencing capabilities.
CHALLENGES:
A hard deadline due to the client’s
lease expiration meant that rand* had to complete work
on a tight 16-week schedule. Building restrictions and
the requirements of neighboring tenants added further
complications. The project team worked nights and
weekends to complete work, which included the complex
installation of 4-inch conduit in the large conference room,
prior to the client’s move-in date. Rand* coordinated daily
with building management to meet the schedule while
limiting disruptions to other tenants.
